RENOVATION WASTE FEE-RM450

Hi, I am one of the regency height owner’s, I think is reasonable that they colleting Renovation Waste Collection Fee because I want the compound in order and clean but not leavings every where.

 

Just imaging, one day when you walk in to your apartment compound, you seen leavings (renovation waste) every where, especially on your carpark and play ground. How would you think at that moment???? I am sure that you yourself will jump into management office or developer office.

 

I am agree with the developer because they do care about the assets and common facilities that we have in the compound. So, is better we let them handle leavings more than individual contractors. Just remember we just pay once during renovation to make sure every thing in order and clean.

 

If you guys plan to purchase house from Palmex Industries....

I think probably the meeting wasn't successfully helt on last Saturday. I think...

Basically, you guys not only need to pay for RM450, but there are other additional charges will be imposed for renovation.

a. Ceimens. They sell one pack about RM20~22. Market price is RM12/pack. You need many packs for your tiles table top (if you do table top kitchen, or wall building).

b. Tiles. One small tiles price at around RM5. Market price is around RM2.

c. They carry up from level 1 (to any level, including level 2) at RM5/box of tile. This is service charge.

d. Sands. Pretty expensive.

e. Hack the dry area iron bar at RM180. Market price is less than RM50.

f. Sand bricks. One brick RM0.50. Market price, RM0.16. You may need more than 50 bricks (at least) for your wall rebuild, should you implement item e.

g. Many more....

So, think about it. You may end up pay not only RM450, but RM1000, or RM2000 extra??? If some of you who think of renovate later, "just wish" they left the Regency heights after one year. You may end up found it wrong, as they may continue station ther for many years. This is proven for many projects in Penang. Some project's 2nd hand owner (after 2~3 years OC obtained), also must pay all these fee when want to renovate.

It doens't matter you wish to use appointed or non-appointed renovator. Both will be charged, and finally charge to your pocket.

SO, please help response and unity for the sake of your future.

Why should i have to pay Renovation WASTE FEE

I'm ALSO one of the RH owner. How often you had stepped in your compound... Let me showed with you what i see TODAY... Yesterday ... Day before and before :

1)  Reno Rubbish is seen Everywhere in compound without dispose in PROPER Place... Sometimes it more than few days there.... 

2) Not even 3 months , our compound has been spoilt by so called appointed contractor. Tile was scratches, walls/floor become dirty without proper cleaning job.

3) Furthermore, I observed those outside contractor has been demonstrated more discipline and handle job with more CARE..... Why i said so, I have employed OUR mgt appointed constractor.... They just like Gangster...RUBBISH placed anywhere they like, LEaving their belonging everywhere they like ....

4) Carefully look around, you will found that Worker from appointed contractor LITTERING anywhere they like... They just don't care.... THEY ARE TOTALLY SPOILT OUR HOUSE......

Furthermore, Is there any rule or regulation that it is a must to pay this FEE ?????

If those say so, it must be BLINDDDDDDDD !!!! GO AHEAD .......

I only realised the penang watch after i finished my walk at Regency Heights this everning. The guy who told me that please read penang watch is the one of the RH's owners. His house has been broken in today 25 May located at block B.

there are government departments that we, as educated citizens to write in and complaint officialy.  Will let u all know soon !

Appointed garbage

I do not know about who is appointed or not appointed contractors. But I have to agree that many contractors do just treat the common area like their workshop.

I have a friend whose renovation has finished, we use the same contractor. From what I have observed so far, my contractor keep their work area WITHIN my own house rather than in the corridors.  I have also observed those appointed showroom, when they are being constructed... the neighboring units all have their garbage strew outside.

So I would have to say, they may think they OWN the place, some what synonymous with SAMSENG ness that we have seen...

 

To boot, one time I was at my unit talking to my wireman on certain details, I grab this KAMAY ad from my mailbox and the wireman said "THEY" want to charge those KAMAY guys RM5 bux per piece of ad. I did not pay too much attention to that. But later in the evening after I have finish inspecting my unit, "THEY" have a couple of guys using a ruler digging out all those KAMAY ads out.. I was a bit AMUSED but it is ridiculous.

Recently also I found a Tinting ad in my mailbox and when I asked if my friend has gotthe same ad. He said "no, never seen that ad before" . 3 guesses what happen to that advertisement.

 I should have video the scene as evidence. But too bad I didn't. 

Hearing from all of you's , I have to wonder, this Mr Ang of PALMEX may be in on it also. 

Well, it is turning out it is more than just an issue of RM450 for garbage collection. More of extortion in all different levels. I don't know where my contractor got his cement but I am sure, the cost is already incurred on my wallet already. I am still within budget so I am still pressing on with my renovation.

You got the idea now : the developer is in it to make the max profit -with as little as possible to service your need. Only YOU can organsie to make demands on them.

Just wondering whether is there any progress on the Regency Height samseng issue...This issue still yet resolved and l still see those thugs operating freely inside the condo area and now there is more indonesian foreigner workers are staying temporary inside the condo, whereby the developer themselves offer the empty unit for them...this is already making the place before unsecured. Recently there is a break-in case happend in Block B and i have very concern on the security aspect as the management office/developer is not playing effective role in managing the security of the Regency Height Condo. In long run, I am very concern also on the respond of the rest of the residents in term of continue to pay the management fee....

I really hope the rest of the residents of Regency Height who read this blog, think about this area...is our place now safe or not...

I hope some residents can show enough interests to attend the residents meeting on this Saturday morning at the mamak shop nearby. So please send in your name/s here -or call me 013-5900339 to register your interests. If this is dragged on certainly there won't be a solution - a situation prefered by the developer-the one who want to squeezed Rm450.00 cleaning fee/protection fee from each of you !

I hope majority of the owner can come forwards this saturday. We can come out with resolution to tackle this problem. We must show that we are not naive and weak consumer! We must fight for our right. Dont you want ur hard earn money to  be properly spent rather than being robbed by this daylight-robber aka samseng?

    Pls do provide agenda that we will discuss such as the RM450 'protection fee', bricks, sand & cement exorbitant pricing, thugs and intimidation by the in-house samseng, signature from residents and log police reports against this thugs. We can call the press to cover this issue too.

Thanks for the call last nite BK (ONG). I have yet to find out WHICH mamak shop you mention here. But since Regency Heights is after all our own neighborhood, why can't we just meet there?
